Below are frequently asked questions which arise during the selling and buying process and which may be of assistance to you if you are embarking on such a transaction, particularly if you are doing this for the first time.

…And on completion day…

We transfer the balance purchase money by bank telegraphic transfer to the seller’s solicitors. Upon receipt of this money the seller’s solicitors will release the keys to the property to you.

Vacant possession is given when the property is empty and the keys are handed over. There can sometimes be a hold up when there is a chain of transactions as a seller, not unreasonably, will not hand over the keys until the money has been received and the buyer can insist that they money is not paid until the house is empty and the keys are ready to be handed over.

In practice though, sellers aim to be out of the property they are selling by lunchtime on completion day allowing the buyer to move in during the afternoon.
